Sited on approximately 4.95 acres at Jalan Kolam Air, off Jalan Kuching in Kuala Lumpur, the project for Malton Development Sdn Bhd addresses the full spectrum of urban living—from singles to multi-generational families. The development comprises three residential towers with a total of 1,356 units: Block C (30 storeys, 268 units), Block B (49 storeys, 572 units), and Block A (46 storeys, 536 units). A calibrated unit mix—50% Type A, 20% Type D, and the remaining Types B and C distributed across Blocks A and B—rises from a substantial podium of three basement levels and ten levels of structured parking and facilities.
Conceived as a high-density urban residential scheme, the development is driven by the dual ambition of optimising allowable planning yield while delivering a contemporary, marketable product. The architectural language is unapologetically modern: slim, vertical proportions, strong façade lines and a carefully modulated grid work in concert to visually attenuate the mass of the towers. Verticality is further articulated through projecting balconies and recessed bays, generating depth, rhythm and a dynamic play of light and shadow.
The façades combine glass, steel and concrete in a restrained palette. Glazing is strategically deployed to capture long views of the Kuala Lumpur skyline and to draw daylight deep into living spaces and common areas, while high-performance glass and shading strategies help mitigate heat gain. At night, the towers read as luminous vertical markers along the urban corridor, their fenestration patterns carefully composed to reinforce the project’s presence on the city’s horizon.
Internally, efficiency and flexibility underpin the planning. Open-plan living, dining and kitchen areas create generous, adaptable spaces suited to contemporary lifestyles, while rationalised cores minimise dead space, shorten travel distances, and prioritise cross-ventilation. Bedrooms are finished with timber laminate flooring for warmth and tactility, while communal areas feature tiled finishes that project a clean, durable, and refined character.
The podium operates as both an infrastructural base and a social condenser. Functioning as a multi-storey car park, it consolidates vehicular and service requirements to free up elevated ground for communal life. Spanning Levels 9 and 10, the podium deck is conceived as an urban oasis, with layered landscaped gardens, water features, and shaded seating areas that soften the hard edges of the city and introduce a resort-like atmosphere. A 50-metre lap pool at Level 10 anchors this plane, with the adjoining gymnasium designed to float over the water, creating a distinctive spatial and visual experience and capturing views of the verdant Kenny Hills against warm evening skies.
The programmes at podium level are extensive and deliberately mixed to support a live–work–play lifestyle. Facilities include a multipurpose hall, management office, surau, reading and meeting rooms, work-friendly lounges, BBQ area, entertainment pavilion, and games room. Family amenities include a children’s playroom, swimming and kids’ pools, a fully equipped gymnasium, a sauna, and a yoga/function room, supported by comprehensive toilets and accessible facilities with changing rooms. These are complemented at the roof level of the taller towers by an accessible deck with an infinity-edge pool and spa, and a sky lounge equipped with a kitchen for private dining and entertaining; all oriented to panoramic views over Kuala Lumpur from a vantage point 200m above Jalan Kuching.
Given its scale and verticality, the project demanded careful technical coordination across multiple systems: basement construction, structural integration between podium and towers, fire safety and egress planning, vertical transportation zoning, and building services. All were undertaken in close consultation with authorities to ensure statutory compliance.
Equally significant is the project’s commitment to inclusive design. Barrier-free, step-free access at the entrance level and throughout key communal areas, together with accessible facilities and clear wayfinding, underpin a universal design approach. This commitment was recognised with the KL Mayor’s Award for Universal Design 2025 (Residential Category) by DBKL.
Dual vehicular access from Jalan Kuching and Lorong Kolam Air (Lorong Kolam Air 10) supports the intensity of the development, dispersing traffic and enhancing arrival legibility.
