TNB Platinum Office Towers, Pelitawanis, and Childcare Centre, situated in Bangsar, Kuala Lumpur, stands as a beacon of sustainable development, achieving the prestigious Green Building Index (GBI) Platinum Award for its commitment to environmental stewardship. With a sprawling Gross Floor Area (GFA) of 77,205 sqm, this project exemplifies a harmonious blend of cutting-edge design, energy efficiency, and responsible resource management.

At the heart of its sustainability efforts lies an impressive Building Energy Index (BEI) of 95.90 kWh/m²/year, underscoring its dedication to minimizing energy consumption and environmental impact. This feat is bolstered by strategic features such as clear low iron heat-strengthened glass, which optimizes natural daylight penetration deep into the building’s interiors, reducing the need for artificial lighting. Complementing this, the installation of 100% LED light fixtures ensures optimal energy efficiency throughout the day and night.

Renewable energy plays a pivotal role with solar photovoltaic (PV) panels boasting a capacity of 222.4 kWp, generating nearly 4% of the building’s electricity needs. This not only reduces reliance on traditional power sources but also mitigates carbon emissions, aligning with global efforts towards sustainability. The HVAC systems are designed with high-efficiency standards, incorporating advanced technologies to optimize energy performance and improve indoor comfort for occupants.

Indoor Environmental Quality (IEQ) is a paramount focus, highlighted by the integration of CO, sensors in each Air Handling Unit (AHU) to monitor and adjust fresh air intake, maintaining optimal indoor air quality with CO, levels below 1000 ppm. Furthermore, more than 50% of the Net Lettable Area (NLA) benefits from daylight utilization strategies, enhancing occupant well-being and productivity while reducing operational costs.

Innovative solutions abound, including an automatic waste collection system that streamlines waste management processes, promoting cleanliness and efficiency. The project also features
20 electric vehicle charging stations, supporting sustainable transportation options and reducing the carbon footprint associated with commuting.

Beyond energy and indoor quality, the project excels in sustainable site planning and resource management. A notable achievement is the QLASSIC score of 83%, affirming superior construction quality and durability. Green roofs not only enhance aesthetic appeal but also promote biodiversity and thermal insulation, contributing to urban biodiversity conservation efforts. Additionally, hardscape materials with a Solar Reflectance Index (SRI) exceeding 29 reduce the heat island effect, ensuring the surrounding environment remains cooler and more comfortable.

Water conservation is another cornerstone, with rainwater harvesting systems capturing 17.66% of rainfall for reuse and wastewater recycling systems reclaiming 11.93% of water for non-potable uses. Water-efficient fixtures throughout the building achieve substantial potable water savings, demonstrating a holistic approach to resource management.
