Kossan Corporate Tower is a GBI Silver–certified corporate headquarters strategically positioned as a gateway landmark into the commercial city of Setia Alam. Located alongside Setia Group’s headquarters, the tower establishes a strong architectural presence within the emerging green commercial district. Conceived as a new beacon in Setia Alam, the 18-storey building marks Phase 1 of a broader commercial development aimed at consolidating Kossan’s workforce into a single, cohesive workplace, fostering collaboration, efficiency, and a strong corporate identity.
The tower occupies a site uniquely defined by its proximity to a natural pond, allowing the building to establish a meaningful relationship with its landscape. This adjacency provides an opportunity for the architecture to engage with the city’s biodiversity while reinforcing the ecological ambitions of the Setia Alam masterplan. The township itself was planned with sustainability in mind and developed in accordance with Green Building Index (GBI) principles. Within this framework, Kossan Corporate Tower contributes to the urban vision by demonstrating how contemporary corporate architecture can integrate green spaces, workplace wellbeing, and environmental responsiveness.
Architecturally, the tower adopts a Beton Brut structural expressionist language, celebrating the honesty of materials and structural clarity. The building is defined by the dominant use of exposed fair-faced concrete, creating a restrained monochromatic palette that conveys both permanence and gravitas. This robust architectural expression is carefully balanced with the presence of greenery throughout the building, allowing the structure to harmonise with the tropical environment. The contrast between raw concrete and lush vegetation reinforces the building’s identity as a contemporary workplace rooted in nature.
A sense of monumentality defines the arrival experience. The main lobby is framed by a powerful volumetric colonnade that forms a grand civic gesture, marking the building’s entrance with architectural clarity and spatial drama. The tall structural columns establish rhythm, scale, and depth, creating a dignified threshold that reinforces the tower’s corporate stature. This strong structural expression continues across the façade, articulated through smooth-faced precast concrete fins that provide both architectural order and environmental performance.
At the heart of the design is a strong biophilic strategy that brings nature directly into the workplace. Drawing inspiration from rubber-tapped trees—an abstract reference to Kossan’s industrial heritage—the building façade is strategically slit to create cascading green pockets on every office floor along the east and west elevations. These elevated garden terraces function as breakout spaces for employees, encouraging moments of pause, informal interaction, and visual connectivity between floors. The gardens create layered lines of sight across the building, fostering a sense of community while reinforcing a cohesive and collaborative working environment.
The building’s landscape strategy extends beyond the façade. A green podium envelope anchors the tower within its site, while cascading pocket gardens soften the building’s concrete mass and visually connect it with the adjacent water body and surrounding greenery. Together, these landscape elements strengthen the dialogue between architecture and nature, allowing the building to participate actively in the ecological fabric of Setia Alam.
Environmental responsiveness plays a crucial role in shaping the tower’s façade. A system of deep precast concrete brise-soleil protects the east and west elevations from intense tropical sunlight, significantly reducing solar heat gain while creating strong vertical shadows that enrich the façade’s depth. The rhythmic vertical pattern subtly echoes the ordered rows of rubber tree plantations, embedding the company’s legacy within the architectural language. Meanwhile, the north and south façades utilise high-performance double-glazed curtain wall systems to maximise natural daylight penetration while minimising heat transmission.
By integrating structural clarity, environmental performance, and biophilic design, Kossan Corporate Tower represents a contemporary vision for workplace architecture in the tropics.
