The new Menara Affin Bank Building is located at the Tun Razak Exchange (TRX) urban redevelopment site. The building sits on a 5,040 sqm plot located at the southeast corner of the TRX Development. The building is accessible from the Persiaran TRX, a dedicated ring road that links all the developments within TRX with the new and existing roadways. It is also connected to the TRX MRT station via The Exchange shopping mall.
With a Gross Floor Area (GFA) of 76,500 sqm, it has 42 levels of offices served by 8 high-rise and 8 low-rise passenger lifts. The building consists of a new Affin Bank branch which is housed in the podium, a 300-seat auditorium located on levels 26 and 27, executive floors on levels 41 and 42, and an exclusive roof garden complete with private dining facilities overlooking the Royal Selangor Golf Club. The typical floor plan offers approx. 1,800 sqm of column-free space on each floor, with an efficiency of approximately 85%, for both low and high zones.
Menara Affin stands as a testament to the harmonious blend of innovative green building practices and architectural excellence. From its very conception, the vision for this towering structure was rooted in sustainability and environmental consciousness, with every detail meticulously crafted to minimize its carbon footprint and enhance the well-being of its occupants.
As you approach Menara Affin, you are greeted by a facade that exudes modernity and elegance, yet subtly hints at the building’s commitment to eco-friendliness. The intelligent design of the building envelope and roof insulation not only minimises heat gain but also reduces the need for mechanical cooling, thus significantly lowering its environmental impact while ensuring a comfortable indoor environment for those within.
Step inside, and you are enveloped in a space that seamlessly integrates nature into its design. The “Biophilia” theme pervades every corner, with green spaces, natural lighting, and a centralised gathering area that fosters a sense of community and connection with the outdoors. The colours, patterns, and textures chosen for the interiors are not merely aesthetic choices but deliberate elements aimed at reducing stress, boosting productivity and creating a vibrant, healthy environment for all who inhabit the building.
Menara Affin is not just a structure, it embodied the principles of the World Green Building Council’s Whole Life Carbon Vision and Health & Wellbeing Framework and achieved GBI Gold certification. Thus, it makes the building a living structure, a breathing entity that embodies the principles of sustainability, wellness, and architectural ingenuity. With its GBI Gold certification and commitment to reducing CO2 emissions, this building stands as an example of how architecture can not only coexist with nature but also thrive in harmony with it.
Menara Affin is a transformation of green building innovative ideas into reality in all disciplines right from concept inception to construction management. Green design features such as recycling and reuse of wastewater, green spaces, rainwater harvesting, and natural lighting help the building to achieve a reduction in CO2e emission of 7,550 tonnes per annum.
“Affin Bank’s transformation exemplifies a pioneering commitment to sustainable development, contributing significantly to several Sustainable Development Goals (SDGs). Through innovative green building features, such as water recycling, rainwater harvesting, and energy-efficient design, the project directly addresses SDG 7 (Affordable and Clean Energy) and SDG 11 (Sustainable Cities and Communities). Furthermore, by achieving GBI Gold certification and adhering to the World Green Building Council’s principles, the project supports SDG 9 (Industry, Innovation, and Infrastructure) and SDG 13 (Climate Action) by reducing environmental impact and promoting sustainable practices in the construction industry. Additionally, the incorporation of biophilic design elements enhances occupant well-being, contributing to SDG 3 (Good Health and Well-being) and SDG 15 (Life on Land) by fostering a healthy environment and promoting harmony with nature. Affin Bank’s holistic approach to sustainability serves as a model for advancing multiple SDGs simultaneously, showcasing the transformative power of green architecture in building a more sustainable and inclusive future.”
